The Town of Bolivia has taken a major step toward bringing its first full‑service grocery store to the community, following the Board of Aldermen’s approval of a rezoning request that opens the door for a new 30‑acre commercial development behind the Dollar General off U.S. 17 Business.
The zoning change, finalized during the board’s March 10 meeting, shifts the property from a planned unit development back to commercial use. That adjustment allows for a mix of uses including a grocery store, retail shops, a restaurant, office space, a bank, and a government facility. The land sits within Bolivia’s extra‑territorial jurisdiction and remains undeveloped.
Conceptual plans submitted to the town list GHK Developments, Inc. as the project’s developer. The New Orleans based firm has a long history of building retail centers anchored by national grocery and pharmacy chains. While no specific grocery brand has been named in any public document, the conceptual layout includes a footprint consistent with a modern, full service grocery anchor.
For Bolivia residents, the project represents a significant shift. The county seat has long lacked a traditional grocery store, leaving families to travel to Leland, Shallotte, Southport, or Holden Beach for full shopping trips. The new development would bring fresh food access and everyday retail services closer to home.
Additional site planning and permitting steps remain ahead, and no construction timeline has been released. However, the rezoning approval marks the most substantial progress to date and aligns with earlier public filings first reported in BC News’ initial coverage of the proposal.
