Developer outlines plans for 176‑site luxury RV campground with full amenities and county utilities

Brunswick County, NC — A 45‑acre luxury RV resort is being proposed along NC 211, with plans submitted for a large, amenity‑driven campground near the gated community of St. James in the Lockwood Folly township.

The project, known as Salty Pines RV Resort, is being brought forward by owner Web Bostic. Plans call for 176 RV sites, each designed with two parking spaces, along with a limited number of cabins, tiny homes, or container‑style units placed throughout the property. The overall site plan includes approximately 400 total parking spaces.

According to county filings, the resort would operate as a luxury RV destination with no tent camping permitted. The development would connect to Brunswick County’s water and sewer system.

Amenities outlined in the proposal include bathhouses, a clubhouse, a pond, a putting green, a playground, and pickleball courts. The plans also include restrictions on certain structures and activities. Permanent accessory additions such as carports, cabanas, or decks would not be allowed. Servicing of vehicles, including boats, RVs, and lawnmowers would be prohibited on the property.

If approved, project documents indicate the resort could be completed and open by late summer 2027.
