New proposal creates safeguards; no projects are on the table

SOUTHPORT, NC — Southport officials say a proposed zoning text amendment is meant to establish clear rules for data centers, emphasizing that no projects are planned or under consideration within city limits.

The city noted that jurisdictions across the region, including Brunswick County, Leland, Shallotte, New Hanover County, and Wilmington have already adopted data‑center regulations as digital‑infrastructure demand grows. Planning Staff reviewed potential impacts such facilities can have, including resource consumption, light and sound pollution, and general public‑welfare concerns.

Under the proposal, data centers would only be allowed in Highway Commercial zoning and would require a conditional zoning application. That process includes a public hearing and allows the Board of Aldermen to evaluate neighborhood impacts and determine whether the use is appropriate.
